Non-Structural: 1) Provide a complete Code Summary for this project. Identify proposed construction Type (VB?). Identify applicable codes and standards adopted by City of Tiffin, including “2018 IBC” and “2024 IFC” as well as “2023 NEC” “2024 IMC” and “2024 UPC” which are current State of Iowa Codes adopted by Tiffin. This should also include a building summary, determined allowable heights and areas, fire ratings, gross/net area data, etc. <7/21/2025 NS> The Code Summary Used for this project is summarized below: Buildings/Structures - 2018 IBC & 2024 IFC Electrical - 2023 NEC Mechanical - 2024 IMC Plumbing – 2024 UPC 2) Provide a Life Safety Plan for this project including area Uses and Occupancy Classifications, Occupant Loads, Egress Travel distances, Common Path of Travel distances where applicable, Accessible routes, Exit locations and sizing, Fire Extinguisher and fire protection elements, etc. <7/21/25 NS> Life safety plans have been included for your review. (MSA) 3) Provide listed assembly and appropriate details for 3-hour fire-resistance rated Fire Wall. <7/21/2025 NS> We have determined that the 3-hour rated fire wall shown on the contract drawings is not required. The chemicals proposed to be in the building were reviewed and assigned a code hazard classification. The quantity for each chemical in each room was reviewed. It was determined that (3) rated control areas were required for (3) of the chemical rooms as the proposed quantity was at or lower than the tabular allowed quantity. As only 4 control areas are permitted for a single story building, the other (2) chemical rooms were designed without rated control room construction and the remainder of the building will act as the 4th code permitted control area so that the (2) chemical rooms and the remainder of the building space is permitted to have up to the tabular listed quantity for each classification of chemical. The 4th control area (the remainder of the building) is bounded on its exterior with exterior walls – which are not required to be rated. As chemicals will be present in limited quantities outside the (3) defined control areas, this design methodology keeps the building design within the bounds of the building code and does not require that we create (2) separate buildings divided by a firewall to permit the construction of (1) or (2) additional control areas – which would therefore not comply with the building code. (MSA) 4) Verify vertical and horizontal continuity of Fire Wall per 2018 IBC 706.5 and 706.6. Provide details as needed. <7/21/2025 NS> 2 of 4
