PHASING PLAN This project is proposed to be completed in phases. The first phase is proposed to be the western lots within the development as shown in the development concept plan. Phase 2 is intended to be the remaining residential lots in the approximate eastern half of the development. As with all developments, phasing may need to be proposed in a different manner to match market conditions. DESCRIPTION OF DESIGN THEMES AND STANDARDS The design theme is to continue the residential community that is to the north and west of the development. Like sized and type of housing is proposed that will continue the residential nature of this area of Tiffin while providing the land use transition needed for the commercial lots south of this OPD. RESTRICTIVE AND PROTECTIVE COVENANTS Being a planned development, the developer will oversee all infrastructure construction. Platted lots will be sold to other home builders and covenants will be developed to provide consistency within this development.
