Maximum Building Height: 2-1/2 stories or 38 feet Grove Park, Lot 30, Tiffin East Site District .06 SIGN REGULATIONS Signs are permitted according to the provisions of Section 6 of the Tiffin Zoning Ordinance Grove Park, Lot 30, Tiffin East Site District .07 PARKING REGULATIONS Parking requirements shall be provided according to the provisions of Section 7 of the Tiffin Zoning Ordinance unless further specified below. A. Single-Family Residential 1. Dwellings: One space per bedroom (minimum two (2) per unit) plus one (1) additional parking space per four (4) units Grove Park, Lot 30, Tiffin East Site District .08 LIGHTING REGULATIONS Exterior lighting is regulated according to the provisions of Section 8 of the Tiffin Zoning Ordinance unless further specified below. A. All exterior lighting shall comply with the following: 1. Height and Glare Control i. Light fixtures must be mounted no higher than fifteen feet (15”) above grade. ii. All bulbs that exceed two thousand (2,000) lumens must be fully shielded as installed. iii. Bulbs used for flood lights must not exceed two thousand (2,000) lumens. 2. Light Trespass Standards i. Any floodlights that are visible from any neighboring residential property must be aimed downward at an angle no higher than fourty five (45) degrees from vertical. ii. Light fixtures used to illuminate flags, statues, or objects mounted on a pole or pedestal must have a narrow cone of light that does not extend beyond the illuminated object. iii. Bulbs must be shielded from view of abutting properties and the street. Grove Park, Lot 30, Tiffin East Site District .11 SITE PLAN REGULATIONS Site plan shall follow approved site plan. 2
