3. TIFFIN shall be responsible for the payment of all insurance premiums. TIFFIN shall be responsible for procuring insurance on the premises with the advice of SCHOTT about recommended coverage. 4. SCHOTT shall be paid a management fee equal to ten percent (10%) of the total monthly rent collected each month. A check shall be issued monthly to SCHOTT by the Clerk from the amount of rent collected. 5. This Agreement shall be extended annually, for a period of one year, beginning 11/1/2000 unless written 30 day notice is given by one party to the other before January 1st of any year that either party wishes to terminate the contract.
