minimize conflicting vehicle paths. Removal of the stalls (shown in red)
would allow for a crosswalk on the north side of the intersection.
Acknowledged. Parking stalls have been removed.
j. The site plan should plan to provide a pedestrian crossing of the Baltic
Ave approach to the intersection to accommodate future multimodal
connectivity.
Acknowledged. Crosswalk proposed on south leg of intersection.
Erosion Control
15. The review of erosion control measures by the City does not relieve the
developer of their responsibility to install, maintain, and repair all erosion
control systems in accordance with NPDES permit requirements. The City
reserves the right to require additional erosion control measures as deemed
necessary under City Code.
Acknowledged.
Stormwater Management Report
16. Numerous pipe lengths and slopes do not reflect the design in the submitted
plans and therefore result in additional unreliable data in the stormwater
management report. Update and resubmit.
Revised report has been provided. Of note, the roof drains pipe runs were
calculated to prove capacity on the flattest portion of slope. Because time of
concentrations are all relatively low, the calculations neglect any increases
in time of concentration by maintaining a constant intensity. Therefore, pipe
lengths (particularly roof drainpipe lengths) are negligible in this analysis.
17. Once finalized, provide signed/sealed stormwater management report.
A signed report has been provided.
Sheet C120
18. Public utility easement on the south end of the development appears to tie into
Park Place City Center Part 1, Phase 6, Lot 6 but there is no public utility
easement shown on the southern development plan set or final plat. Verify
intended use.
The easement is from coordination with REC. There is a similar easement for
Lot 6 that continues south.
Sheet C122
19. Dimension proposed trail width along north side of property.
A dimension has been added.
20. Dimension returns at entrance from Forevergreen Road. Verify they are 28’R.
Dimensions have been added. Radii are 30’.
