Text read by the vision model; check the PDF for anything that matters.Barb: Yes, the standards wouldn't change from one area to another.
Sladek: Go through proposal and point out uses that are acceptable.
Brown: The only acceptable use is the use it has now, storing bin parts, or however it is defined.
Sladek: Wish there was an easy way to define that, such as building supply establishments.
Chris Rohret: What if someone else wants something very similar to that?
Sladek: Include it in C-2. Go through list and put it in now.
Chuck Rohret: There's really not that much land available there
Cox: Just write it up for this area and take each step as it comes.
Sladek: Make a bigger area now. Might go from Main Street to curve at railroad tracks. Could justify stopping at Main Street since it adjoins residences and there is no through street. The only other access to railroad property is Summerhays or Main Street.
Potter: If someone else wants something, just add it on like Bram's zoning.
Sladek: If leave other areas R-1, someone could come in and argue that a Commercial zone is more compatible with it that a residential zone. We could argue that the street breaks up the commercial from the residential to the north, but nothing buffering it to the east and west. Need three or four allowable uses to make zone stick better and restrict height to 25 feet and make big enough lots.
Potter: Leave the rest residential.
Sladek: Someone could go to court and say that R-1 is inappropriate because there isn't any buffer zone. Could claim that street buffers to the north but nothing between C-2 and R-1 to the sides. Could go with lot size of 100 x 600 feet, but that might be too large. Could zone C-2 and other part to R-2 and argue that this is a buffer zone.
Spivey: Someday the railroad isn't going to be there at all. The land to the east could also be developed.
Sladek: Go with a 300 foot lot including only the buildings and zone all the rest for R-2 from curve to Main Street.
Barb: Current R-2 zone has lot size requirements of 90 x 140 feet.
Sladek: Could let 3 to 4 lots in there.
Cox: What if Bream wants to change later?
