Stevens: How many homes are there in one acre? Stoffer: Two to three homes. Stevens: Forty acres would be 100-120 houses. Stoffer: That would take about five years to develop. Stevens: Where would the 40 acres be? Stoffer: The south part of the proposal on the east and west side of the road. Spivey: The people's concerns are the lift station, another access road and keeping it next to town. Stoffer: If it's the south part of the property, 50 acres is in one parcel. Would the council consider it more favorable? Stevens: Is all of that parcel developable? Stoffer: All but the forested area. It would be better suited for a school or a park. Brown: We worked with the county and they have done extensive work. If they recommend 40 acres, we shouldn't go higher than that. Stoffer: It would be easier to take the 50 acre parcel because that is one taxing parcel. It would be easier for the assessor. TePaske: Forty acres is not carved in oak. Stoffer makes sense. By taking in 10-15 acres east of the road you could extend the sewer through the natural watershed. Stoffer: From an engineering standpoint, the Allen property is not very feasible. Summerhays right of way would be better. Brown: It's a long ways to the sewer through Allen's property. Chris Rohret: You need a commitment from Rogers first. Stoffer: There are a lot of lift stations. It is possible. Chris Rohret: Have you talked with the owner of the properties? Stoffer: I have been talking with the owner for some time, but things have not been worked out. They want to see what the city does first. TePaske: Fifty acres would be very satisfactory with the county. Engineer: There will be too much maintenance on a lift station. Avoid it if at all possible. Only do it if there is no other choice. Sentman: If you go with an easement to Summerhays Street, could you get an access street? Stoffer: I would like to see Roberts Ferry Road well maintained. Potter: Does the council want another petition with 50 acres?
