Attorney reported that Mr. Sanderson, the attorney for Beckler's, advised that the P&B Subdivision be considered as a subdivision under Tiffin's ordinances in order to avoid potential title objections in the future, even though only two lots are being developed and sold at this time. The subdivision ordinance has a number of requirements which were probably intended for a new chunk of land being developed. The ordinance provides that the council may release the developer from some of the requirements, with good reason, if such requirements are especially expensive or burdensome, and if the intent of the ordinance is maintained. Some requirements deal with sewer, sidewalks, streets, storm sewers, etc. The subdivision must be formally reviewed by the attorney, engineer and P&Z Commission.
