Park Ridge Subdivision S. Park Road Tiffin, Iowa Regarding: Sanitary Sewer Analysis Review of previous subdivision assessments or costs to provide sanitary sewer, show that the process, and obligation to the city and the developer, will be different in every situation. There cannot be a standard formula which will fit every situation. The lift station under construction to provide sanitary sewer to the new elementary school, has a watershed area of 350 acres. All future sanitary sewer in this area, will gravity flow to the lift station. The City share of the cost for the lift station is $600,000. $600,000 divided by 350 acres = $1,714.28 per acre. Sanitary Sewer Fee Calculations: Park Ridge Subdivision = 20 acres X $1,714.28 = $34,285.60 OR Lift Station watershed area = 350 acres divided by Park Ridge 20 acres = 5.7% $600,000 X 5.7% = $34,200 Proposal from Developers: Parkland & Greenspace fee = $25,000 One time Sanitary Sewer fee = $35,000 Developers to City of Tiffin = $60,000
