Purpose. The purpose of this ordinance is to amend the official zoning map of the City of Tiffin, Iowa, concerning property locally described as Prairie Village Commercial Development, Tiffin, Johnson County, Iowa, attached hereto and incorporated herein. Section 2. Amendment. The following legally described property: REZONING DESCRIPTION - R- 4 TO C- 213 A PORTION OF THE NORTHWEST QUARTER OF THE SOUTHWEST QUARTER IN SECTION 27, TOWNSHIP 80 NORTH, RANGE 7 WEST, OF THE FIFTH PRINCIPAL MERIDIAN, CITY OF TIFFIN, JOHNSON COUNTY, IOWA, DESCRIBED AS FOLLOWS: BEGINNING AT THE SOUTHEAST CORNER OF OUTLOT " A" OF WILLOW RIDGE PART 1 AS RECORDED IN BOOK 59, PAGE 41, OF THE JOHNSON COUNTY RECORDER; THENCE N00° 57' 19" W ALONG THE EASTERLY LINE OF SAID OUTLOT " A", A DISTANCE OF 138. 66 FEET; THENCE S86° 24' 35" E, A DISTANCE OF 617. 67 FEET; THENCE S03° 35' 25" W, A DISTANCE OF 140. 08 FEET; THENCE N86° 14' 06" W, A DISTANCE OF 606. 68 FEET FOR THE POINT OF BEGINNING. SAID ZONING PARCEL CONTAINS 1. 96 ACRES, AND IS SUBJECT TO EASEMENTS AND RESTRICTIONS OF RECORD. shall be changed from zoning classification R- 4 ( Multi -Family - 3 or 4 Plex) TO C- 213 ( Community Business District) and further, that the official zoning map of the City be amended to reflect the change described herein. Section 3. Repealer. All ordinances or parts of ordinances in conflict with the provisions of this Ordinance are hereby repealed. Section 4. Severability. If any section, provision, or part of this ordinance shall be adjudged to be invalid or unconstitutional, such adjudication shall not affect the validity of the ordinance as a whole, or any section, provision, or part thereof not adjudged invalid or unconstitutional.
