ORDINANCE NO. 1994- 186 AN ORDINANCE AMENDING THE ZONING ORDINANCE NO. 1979- 83 , AS AMENDED, OF THE MUNICIPAL CODE OF TIFFIN, IOWA, BY PROVIDING FOR ZERO- LOT LINE DEVELOPMENT. BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA : Section 1. Purpose: The purpose of this ordinance is to amend. the Ordinance 1979- 83 , as amended , of the Municipal Code Zoning Iowa, for zero- lot line development of Tiffin, by providing within two- family and multiple- family residential districts. Section 2. Amendment . Section 3( 10 ) of Ordinance 1979- 83 , as is the following Section 3( 10 ) is amended, hereby repealed and enacted in lieu thereof : Section 3 ( 10 ) . A " building dwelling" is a used as the living quarters for or more one families , not including auto courts , rooming homes , tourist homes, or trailers . a. A " private dwelling" is a dwelling occupied by but one family alone. b. A " two- family dwelling" is a dwelling occupied by but two families alone. c. A " multiple dwelling" is a dwelling occupied by more than two families . d. A " zero- lot line dwelling" is a dwelling occupied by one family alone, with one wall located on a side lot line which is not a street or alley right- of- way line. Section. 3. Amendment: Section 4 of Ordinance No. 1979- 83 , as is and the following Section 4 is amended', ' hereby repealed enacted in lieu thereof : Al - Agriculture A2 - Restricted Agriculture District R1 - Single- family Residential District R2 - Two- family Residential District R3 - Multi- family Residential District TC - Trailer Court District M1 - Industrial District 1
