NOTICE OF PUBLIC HEARING CITY OF TIFFIN TO: ALL OWNERS OF REAL ESTATE SITUATED WITHIN TIFFIN, IOWA, AND ALL PERSONS OWNING OR CLAIMING AN INTEREST THEREIN A ND TO: WHOM IT MAY CONCERN YOU AND EACH OF YOU ARE HEREBY NOTIFIED that the City Council of City of Tiffin, Iowa, will conduct a Public Hearing at the Tiffin Fire Station, Tiffin, Iowa at 6:30 p.m. on Wednesday, March 14, 2001 at the Tiffin Fire Station, Tiffin, Iowa at which time and place said City Council will consider an Ordinance Amending the City of Tiffin Zoning Ordinance and the City of Tiffin Official Zoning Map. 1. Public Hearing amending Official Zoning Map and Zoning Ordinance for purpose of changes in zoning created in Rolling Hills Subdivision as approved by Tiffin City Council and Tiffin Planning and Zoning Comission.. Rolling Hills Subdivision is located on the northeast quadrant of the city, directly north of Reeve’s Subdivision and includes R-1, R-2 and R-2.5 zoning. 2. Public Hearing amending Official Zoning Map and Zoning Ordinance for purpose of changes in zoning approved by Tiffin City Council and Tiffin Planning and Zoning Commission for region Tiffin Edge Concept from R-1 to C-1, R-1, R-2 and R-3 zoning. Tiffin Edge Concept area located on the southwest quadrant of the city, south of Hwy6, north of railroad and west of the Clear Creek High School. 3. Public Hearing amending City of Tiffin Zoning and Subdivision Ordnances for the purpose of permitting signs as as presently permitted however extending permission allowing signs for churches in any zone that is location for same within the City of Tiffin as recommended by the City of Tiffin Planning and Zoning. 4. Public Hearing amending City of Tiffin Zoning and Subdivision Ordinances for the purpose of additional arterial street requirements within the City of Tiffin, and designation of Highway 6, planned Ireland Avenue and Roberts Ferry Road as primary arterials within City of Tiffin and setting right-of-way and setback requirements for same as recommended by City of Tiffin Planning and Zoning. 5. Public Hearing amending Official Zoning Map and Zoning Ordinance for purpose of changes in Sadler Subdivision from R-1 to R-3 approved by city engineer for mapping error. Sadler Subdivision located south of Hwy6 and north of Third Street. 6. Public Hearing for the purpose of reconsideration, revision and adoption of updated City of Tiffin Land Use Plan and Growth Area map as recommended by Planning and Zoning Commission. 7. Public Hearing for the purpose of consideration, review and adoption of revised Fringe Area Agreement upon study, and review and recommendation by Tiffin City Planning and Zoning Commission and Johnson County Zoning Department. Adoption approval subsequent to City of Tiffin and Johnson County review and agreement. 8. Public Hearing for the purpose of amending City of Tiffin Zoning Ordinance and prescribing setback and right-of-way regulations on arterial streets including Highway #6 between the Clear Creek School and Main Street and Ireland Avenue and Roberts Ferry Road.
