DANGEROUS BUILDING FIRST NOTICE TO: Todd Biles 3216 Bayberry Dr SW Cedar Rapids, IA 52404 You are hereby notified, at the direction of the Building Official, that the garage on the property described below is a Dangerous Building, as defined in Sections 145.02 and 145.03, Code of Ordinances, City of Tiffin. You should consider this notice an order to either make the required repairs or improvements or, in the alternative, demolish and remove the unsafe garage located on the property described as follows: 141 E 3rd Street Tiffin, Iowa 52340 Specifically, the garage is unsafe in that the garage is structurally unsafe and is dilapidated (Section 145.02), the garage has various inadequacies (Section 145.03(1)), the garage is manifestly unsafe for any purpose (Section 145.03(2)); the garage is a fire hazard (Section 145.03(4)). The garage must either be repaired so it is no longer a Dangerous Building under City Ordinances, as determined by City and County Officials, or demolished. Within five (5) days of your receipt of this notice you shall ensure that the garage is secure from entry by vermin and other animals and unauthorized persons. Within fifteen (15) days of your receipt of this notice you shall commence such work as is necessary to rehabilitate or demolish the structure(s). All rehabilitation or demolition work shall be completed within thirty (30) days of your receipt of this notice. You may request a hearing before the City Council by filing a written request for hearing with the City Clerk within seven (7) days of the date you receive this notice, pursuant to Section 145.04(2). In the event you fail to commence the required work within the timeframes set forth above, or fail to file a written request for hearing within the time prescribed herein, the City Council may order you to be prosecuted as a violator of the provisions of this chapter and may take such steps as are necessary to complete the necessary work, the cost of which will be assessed against you as provided by law.
