City of Tiffin August 31, 2023 PROJECT UPDATE DEVELOPMENT ASSISTANCE – ANDREW INHELDER Daytona Estates OPD – IN REVIEW Developer has resubmitted documents for review on 8/31/23. MSA will review and provide a response. Little Clippers Day Care – AWAITING RESUBMISSION One outstanding item remaining is a submission of the NPDES. Lotus Hill OPD & The State OPD – NO FURTHER COMMENTS MSA provided reviews of the preliminary plats for both developments with no further comments. Comment regarding sanitary sewer design is remaining. Some comments were made that will be incorporated into the improvement plans. Park Place Part 8 - CONSTRUCTED The punchlist items are complete and the final plat is ready for Council approval pending the Attorney’s legal documents. Substantial walkthrough completed on 6/26/23. Waiting on final completion notice. Prairie Village Commercial Part 1, Lot 2 – AWAITING RESUBMITTAL MSA provided review comments to the developer 7/7/23 with follow up answers to some questions regarding fire lanes on 7/25/23. Sent Rachel Nardone response to questions about fire lane components through email. Tiffin Heights West – AWAITING RESUBMITTAL Tiffin Heights West is currently working on the Developer’s Agreement to accompany the Preliminary Plat. We have also received the MSA comments for the sanitary and water extensions along Highway 6. We have not received any comments from the IDOT. We plan to resubmit the plans to both the city and IDOT when we receive those comments. Comments sent to developer; resubmittal required. Tiffin West – AWAITING RESUBMITTAL MSA provided review comments to the developer on 8/2/23 regarding the Phase 1 Plans & Plat along with comments on the Casey’s Traffic Impact Study. Resubmittal required. Village Utility Extension – IN REVIEW Developer has submitted plans, plat, and a prelim sketch of future development on 8/29/23. MSA will review and provide a response.
