NOTICE OF PUBLIC HEARING ON PROPOSED URBAN RENEWAL PLAN AMENDMENT Notice Is Hereby Given: That at ___:____ p.m., at the ____________________________, Tiffin, Iowa, on July 16, 2024, the City Council of the City of Tiffin, Iowa (the “City”) will hold a public hearing on the question of amending the urban renewal plan (the “Plan”) for the 2017 Park Place Commercial Urban Renewal Area and designating an expanded 2017 Park Place Commercial Urban Renewal Area (the “Urban Renewal Area”), pursuant to Chapter 403, Code of Iowa, by adding and including all the property (the “Property”) described as follows: LOT 37 OF ASTER VILLAGE, TIFFIN, JOHNSON COUNTY, IOWA, IN ACCORDANCE WITH THE PLAT THEREOF RECORDED IN PLAT BOOK 63, AT PAGE 398 OF THE RECORDS OF THE JOHNSON COUNTY RECORDER’S OFFICE, CONTAINING 2.83 ACRES, AND SUBJECT TO EASEMENTS AND RESTRICTIONS OF RECORD. The proposed amendment to the Plan covers the addition of the Property to the Urban Renewal Area and makes it subject to the provisions of the Plan. The amendment also authorizes the undertaking of a new urban renewal project in the Urban Renewal Area consisting of providing tax increment financing support to DERS Development, LLC in connection with the construction of a new mixed-use building including commercial/retail units on the first floor. A copy of the amendment is on file for public inspection in the office of the City Clerk.
