______________________________________________________________________________ CITY OF TIFFIN CITY ADMINISTRATOR REPORT TO THE CITY COUNCIL – NOTES FOR WORK SESSION ITEMS August 16, 2024 • Mark Kroemer, Austin Pehl and Sammy Rohlfsen from Atura Architecture will join Tuesday night’s work session via Teams to update the council on the site plan and layout of the proposed recreation/wellness center in the current area of the soccer fields. Elevation numbers from the DNR were received two weeks ago and MSA has made the necessary calculations for the site as far as the amount of fill required to be out of the flood plain. The cost associated with the amount of fill needed is still less than the cost of building the necessary parking lot(s) on the site in the Jim Bartels City Park. The site plan concept and interior layout is still being worked on by Atura. I will have those by the end of the day on Monday and will both e-mail them to everyone and put them in the electronic packet. • Jerry Waddilove will be at the work session again to talk about the proposed 68-unit townhome project on the previously approved as the Grove Park OPD. Jerry is seeking guidance on whether the Council would approve a plan that excludes the C-1B Commercial zoning along Highway 6. The Planning & Zoning Commission supports the lower density and reduced traffic that townhomes would bring and is in favor of eliminating the commercial lots. A Good Neighbor meeting was held and all attendees expressed support for the proposed development over the original Grove Park concept or other commercial options. City Staff concurs with the Planning & Zoning Commission and the adjacent property owners so Jerry is again seeking direction from the city council. Attached is the concept and schematic drawings of the proposal.
