Box 259 Tiffin, Iowa 52340-0259 Attn: City Administrator/Clerk Re: Final Plat of Woodfield Ridge Part 7– Tiffin, Iowa City Engineer’s Review Comment Letter Dear Mayor, Council, and P&Z Members: We have reviewed the Final Plat, dated September 27, 2017, for Woodfield Ridge Part 7 in the City of Tiffin, Iowa. We offer the following comments: The plat and Minimum Low Opening (MLO) document satisfactorily meet the requirements of the City of Tiffin. The Final Plat can be approved after acceptance of the public improvements. Construction is currently ongoing. As of the date of this letter, testing of the watermain, installation of chimney seals, light poles, mailboxes, electric, gas, and communication utilities, and some final grading and stabilization seeding remain to be completed. As-built/ Record Drawings shall be submitted to the City Engineer prior to approval of the Plat. The following documents are required to be submitted in accordance with Subdivision Ordinance 2012-319, Article 5.13 U: i. Opinion by an Attorney ii. Statement from Mortgage Holder iii. Certificate from the County Treasurer iv. Statement from the Proprietors vi. Certification from The County Auditor vii. CAD format reproduction of the subdivision ix.
