______________________________________________________________________________ CITY OF TIFFIN CITY ADMINISTRATOR REPORT TO THE CITY COUNCIL – NOTES FOR WORK SESSION ITEMS October 1, 2021 • As a result of the last work session, Matt Adam has submitted the attached revised OPD Site Plan concept for Prairie Village Part Three. The revised concept has 8-foot side yard setbacks with the addition of an R-2 area north of the R-4 area and along Thomas Street which backs up against the R-2 homes along Croell Avenue. This provides a buffer and transition to the R-1 section along Maddie Lane, East Goldfinch and East Bear Drive. The R-2 area will be a mixture of 8 lots that would be 80-feet wide and 26 lots that would be 91-feet wide for a total of 34 (68 units) R-2 lots. The R-1 area will be a mixture of 15 lots that would be 65-feet wide, 70 lots that would be 60-feet wide and 11 lots that would be 50-feet wide for a total of 96 units. Just for clarification, all of the 50-feet wide lots are corner lots. This brings the total unit count to 114. Matt’s lot size variation should yield a variety of detached single-family homes with different price points. The R-2 area would have two different sized duplex plans to supply variation, different price points, along with creating another entry level home price point. Street configurations have stayed the same from the previous version. Matt will be at the meeting Tuesday night to present, answer questions and get feedback from the council. • Attached for review is a draft of an Urban Chicken ordinance. This ordinance mirrors the City of Coralville’s recently approved ordinance with a few minor changes. Please review the ordinance and make note of any changes, corrections or additions you would like to see. If after discussion the council would like to proceed with the ordinance, a resolution to set a public hearing date is on the regular agenda.
