Box 259 Tiffin, IA 52340 Re: Park Place City Center, Part One, Phase Seven, Lots 9-14 – Marvin Gardens Dear Mr. Boldt: We are in receipt of the MSA Professional Services letter with the subject “Park Place City Center, Part One, Phase Seven, Lots 9-14.” We offer the following in response to city staff comments and concerns. General Comments General 1. Once finalized, provide signed/sealed plan set. Signed/sealed plans have been provided. 2. Provide snow storage location on plans. a. We have concerns with snow being piled on the west/southwest sides of the site and melting over the trail. If snow storage is planned in these areas, identify how this will be mitigated. Snow storage location has been labeled on plans. It is not proposed along the west/southwest portion of the site. 3. It appears the intention is for these to remain individual lots. If that is the intention, provide private access easements between the properties. Access and utility easements will be blanket easements. Language to be provided by Attorney. 4. Provide phasing plan. Phasing limits have been added to the plans. The intention is for main shared drives to be constructed in Phase 1. 5. Provide District Narrative. District Narrative has been provided. 6. Provide architectural plans. These do not need to be signed final plans, but want to verify building layout as there is conflicting information between the rendering and the layouts provided. Plans are in the process of being completed. They will be provided when available.
