Tiffin/436989-55/TIF Ord Deletion (3 cons) (Tiffin URA) ORDINANCE NO. 2026-532 An Ordinance Deleting Property from the Tax Increment Financing District for the Tiffin Urban Renewal Area of the City of Tiffin, Iowa, Pursuant to Section 403.19 of the Code of Iowa WHEREAS, the City Council of the City of Tiffin, Iowa (the “City”) previously enacted certain ordinances providing for the division of taxes levied on taxable property in the Tiffin Urban Renewal Area pursuant to Section 403.19 of the Code of Iowa; and WHEREAS, pursuant to said ordinances, a portion of the Tiffin Urban Renewal Area in the City of Tiffin was designated a “tax increment district”; and WHEREAS, the City Council now desires to decrease the size of the “tax increment district” by deleting certain property; BE IT ENACTED by the City Council of the City of Tiffin, Iowa: Section 1. Purpose. The purpose of this ordinance is to delete certain property from the tax increment financing district for the Tiffin Urban Renewal Area. Section 2. Definitions. For use within this ordinance the following terms shall have the following meanings: “Deleted Property” shall mean certain real property situated in the City of Tiffin, Johnson County, State of Iowa more particularly described as follows: Prairie Village Commercial Parcel ID – 0627330002 – Lot between the Dental Clinic (450 Croell Avenue) and the new UIHC Medical Clinic (391 N Kimberlite Street) Lots 54 and 55 of Prairie Village Part 3, Phase 4, City of Tiffin, Johnson County, Iowa, according to the plat thereof recorded in Book 69, Page 2 of the records of the Recorder for Johnson County, Iowa. Parcel ID – 0627328001 – Lot directly east of Fareway (500 Croell Avenue) Auditor’s Parcel 2018012, according to the plat thereof recorded in book 61, Page 361, Plat Records of Johnson County, Iowa. Prairie West Parcel ID – 0629403003 – 1250 Tall Grass Avenue Lot 3, Prairie West Addition to the City of Tiffin, Iowa, according to the plat thereof recorded in Book 59, Page 54, Plat Records of Johnson County, Iowa.
