CITY OF TIFFIN ORDINANCE NO. 2017-417 AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF TIFFIN, IOWA, FROM R-1E TO R-12 FOR CERTAIN PROPERTY KNOWN AS PARCEL ‘C’ PARK PLACE CENTER, TIFFIN, JOHNSON COUNTY, IOWA, AND AS LEGALLY DESCRIBED HEREIN BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA: Section 1. Purpose. The purpose of this ordinance is to amend the official zoning map of the City of Tiffin, Iowa, concerning property locally described as Parcel ‘C’ Park Place Center, Tiffin, Johnson County, Iowa, attached hereto and incorporated herein. Section 2. Amendment. The following legally described property: REZONING DESCRIPTION – Parcel ‘C’ - R-1E TO R-12 A PORTION OF SOUTHEAST QUARTER OF THE SOUTHWEST QUARTER OF SECTION 22, AND A PORTION OF THE NORTHEAST QUARTER OF THE NORTHWEST QUARTER OF SECTION 27, ALL OF TOWNSHIP 80 NORTH, RANGE 7 WEST, OF THE FIFTH PRINCIPAL MERIDIAN, TIFFIN, JOHNSON COUNTY, IOWA, DESCRIBED AS FOLLOWS: Commencing at the Southeast Corner of the Northeast Quarter of the Northwest Quarter of Section 27, Township 80 North, Range 7 West, of the Fifth Principal Meridian, Tiffin, Johnson County, Iowa; Thence S89°40'17"W, along the South Line of said Northeast Quarter of the Northwest Quarter, 369.54 feet; Thence N00°04'34"W, 742.79 feet, to the Northwest Corner of Simpson’s First Addition, and the Point of Beginning; Thence N77°00'45"W, 422.75 feet; Thence S89°21'06"W, 158.75 feet; Thence N32°17'05"W, 81.67 feet; Thence N00°38'54"W, 501.00 feet; Thence N16°57'00"W, 113.76 feet; Thence N70°45'34"E, 345.14 feet; Thence S19°14'26"E, 110.00 feet; Thence S28°34'15"E, 303.20 feet; Thence S22°47'26"E, 249.51 feet; Thence S09°27'19"E, 290.15 feet, to the Point of Beginning. Said Rezoning Parcel contains 8.62 Acres, and is subject to easements and restrictions of record. shall be changed from zoning classification R-1E (Estate Family) TO R-12 (Multi-Family, 9 through 12-plex) and further, that the official zoning map of the City be amended to reflect the change described herein. Section 3. Repealer. All ordinances or parts of ordinances in conflict with the provisions of this Ordinance are hereby repealed. Section 4. Severability. If any section, provision, or part of this ordinance shall be adjudged to be invalid or unconstitutional, such adjudication shall not affect the validity of the ordinance as a whole, or
