CITY OF TIFFIN ORDINANCE NO. 2019-453 AN ORDINANCE REZONING A PORTION OF LOTS 9 AND 10, PARK PLACE CITY CENTER – PART ONE, FROM COMMUNITY BUSINESS DISTRICT (C-2B) TO A PLANNED DEVELOPMENT OVERLAY CONCEPT DISTRICT/NEIGHBORHOOD BUSINESS DISCTRICT (OPD/C-1B) TIFFIN, IOWA BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA: Section 1. Purpose. The purpose of this ordinance is to amend the official zoning map of the City of Tiffin, Iowa, concerning Lots 9 and 10, Park Place City Center – Part One, from Community Business District (C-2B) to a Planned Development Overlay Concept District/Neighborhood Business District (OPD/C-1B) Tiffin, Johnson County, Iowa, attached hereto and incorporated herein. Section 2. Amendment. The following legally described property: REZONING PARCEL DESCRIPTION -- (C-2B TO OPD/C-1B) A PORTION OF THE NORTHEAST QUARTER OF THE SOUTHWEST QUARTER OF SECTION 22, TOWNSHIP 80 NORTH, RANGE 7 WEST, OF THE FIFTH PRINCIPAL MERIDIAN, TIFFIN, JOHNSON COUNTY, IOWA, DESCRIBED AS FOLLOWS: COMMENCING at the Northeast Corner of the Northeast Quarter of the Southwest Quarter of Section 22, Township 80 North, Range 7 West, of the Fifth Principal Meridian, Tiffin, Johnson County, Iowa; Thence S89°30'03"W, along the North Line of the Northeast Quarter of the Southwest Quarter of said Section 22, a distance of 962.30 feet; Thence S02°45'22"E, 319.77 feet; Thence S00°07'53"E. 120.11 feet; Thence S02°16'12"E, 94.64 feet, to the POINT OF BEGINNING; Thence N88°44'02"E, 525.16 feet; Thence S01°21'24"E, 142.26 feet; Thence S88°44'02"W, 522.89 feet; Thence N02°16'12"W, 142.28 feet, to the POINT OF BEGINNING.
