CITY OF TIFFIN ORDINANCE NO. 2017-406 AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF TIFFIN, IOWA, FROM R-1E TO R-1C FOR CERTAIN PROPERTY KNOWN AS PARK PLACE – PART FOUR, TIFFIN, JOHNSON COUNTY, IOWA, AND AS LEGALLY DESCRIBED HEREIN BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA: Section 1. Purpose. The purpose of this ordinance is to amend the official zoning map of the City of Tiffin, Iowa, concerning property locally described as Park Place – Part Four, Tiffin, Johnson County, Iowa, attached hereto and incorporated herein. Section 2. Amendment. The following legally described property: REZONING DESCRIPTION R-1E TO R-1C A PORTION OF THE NORTHWEST QUARTER OF THE SOUTHWEST QUARTER OF SECTION 22, TOWNSHIP 80 NORTH, RANGE 7 WEST, OF THE FIFTH PRINCIPAL MERIDIAN, TIFFIN, JOHNSON COUNTY, IOWA, DESCRIBED AS FOLLOWS: Beginning at the West Quarter Corner of Section 22, Township 80 North, Range 7 West, of the Fifth Principal Meridian, Tiffin, Johnson County, Iowa; Thence N89 °30'03"E, along the North Line of the Southwest Quarter of said Section 22, a distance of 1116.71 feet; Thence S00 °30'16"E, 330.14 feet; Thence S89 °29'44"W, 35.57 feet; Thence Southwesterly, 633.80 feet along an 850.00 foot radius curve, concave Southeastery, whose 619.22 foot cord bears S68 °08'03"W; Thence Southwesterly, 548.80 feet along a 750.00 foot radius curve, concave Northwesterly, whose 536.64 foot chord bears S67 °44'07"W, to a Point on the West Line of the Northwest Quarter of the Southwest Quarter of said Section 22; Thence N00 °57'51"W, along said West Line, 754.76 feet, to the Point of Beginning. Said Rezoning Parcel contains 13.54 Acres (589,648 square feet), and is subject to easements and restrictions of record. shall be changed from zoning classification R-1E (Estate Family) TO R-1C (Single Family – 10,000 S.F. MIN) and further, that the official zoning map of the City be amended to reflect the change described herein. Section 3. Repealer. All ordinances or parts of ordinances in conflict with the provisions of this Ordinance are hereby repealed. Section 4. Severability. If any section, provision, or part of this ordinance shall be adjudged to be invalid or unconstitutional, such adjudication shall not affect the validity of the ordinance as a whole, or
