CITY OF TIFFIN ORDINANCE NO. 2005-270 AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE MUNICIPAL CODE OF TIFFIN, IOWA, UPON PASSAGE OF THE RESOLUTION APPROVING THE PRELIMINARY PLAT FOR TIMBER RIDGE VIEW, A SUBDIVISION OF TIFFIN, JOHNSON COUNTY, IOWA. BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA: Section 1. Purpose. The purpose of this ordinance is to amend the official zoning map of the Municipal Code of Tiffin, Iowa, simultaneously with a resolution approving the preliminary plat of Timber Ridge View, a proposed subdivision for Tiffin, Iowa. Said zoning to be as outlined below: Section 2. Amendment. The following legally described property: 1. Lots 1-47, Timber Ridge View, Tiffin, Iowa, shall be zoned to the classification: R-1 Low-density, Single-family Residential. 2. Lot 48, Timber Ridge View, Tiffin, Iowa, shall be zoned R-2 Medium-density, Single-family Residential. 3. Outlot A and Outlot B, Timber Ridge View, Tiffin, Iowa shall be zoned P-1 Public Use, and further, that the official zoning map of the City be amended to reflect the change described herein, upon passage of the resolution approving the preliminary plat of Timber Ridge View. Section 3. Repealer. All ordinances or parts of ordinances in conflict with the provisions of this Ordinance are hereby repealed. Section 4. Severability. If any section, provision, or part of this ordinance shall be adjudged to be invalid or unconstitutional, such adjudication shall not affect the validity of the ordinance as a whole, or any section, provision, or part thereof not adjudged invalid or unconstitutional. Section 5. Effective Date. This ordinance shall be in effect after its final passage, approval, and posting as provided by law. On the 19th day of May 2005, at a special joint meeting of the Tiffin City Council and the Tiffin Planning and Zoning Commission, Tiffin, Iowa, Councilperson Huedepohl introduced Ordinance No. 2005-270, and moved that it be given its first reading.
