NOTICE OF PUBLIC HEARING TO: ALL OWNERS OF REAL ESTATE SITUATED WITHIN TIFFIN, IOWA, AND ALL PERSONS OWNING OR CLAIMING AN INTEREST THEREIN AND TO: WHOM IT MAY CONCERN YOU AND EACH OF YOU ARE HEREBY NOTIFIED that the Board of Adjustments of the City of Tiffin, Iowa, will conduct a public hearing at the Tiffin City Hall, Tiffin, Iowa, at 7:00 p.m. on Thursday, December 18, 1997, at which time and place said board will consider the following application for a SPECIAL EXCEPTION PERMIT: 1. Applicants: Cypress Real Estate of Nashville, TN, on behalf of NEXTEL Telecommunications 2. Property Location: Southwest of the intersection of Ireland Avenue and the railroad right-of-way (Larry and Delores Ryan) part of the east \( \frac{1}{4} \) of the SE \( \frac{1}{4} \) of the SW \( \frac{1}{4} \) of Section 28. 3. Current Zoning: A-1 (Agricultural) 4. Request: A permit is sought for construction of a 250-foot high telecommunications tower. The tower is proposed to be located on a 100-foot by 100-foot site leased from the property owners (Larry and Delores Ryan). The tower will be supported by three (3) guy wires. The distance between guy-wire anchor locations will be approximately 360 feet in the shape of a triangle. The tower will be constructed to support an antennae used to provide personal digital telecommunications services. The tower will have a non-flashing red light at its highest point. The tower base is proposed to include an elevated metal structure to hold control panels and equipment, a concrete base for the tower structure, and a fence enclosing the base structure. YOU AND EACH OF YOU ARE HEREBY NOTIFIED that at said public hearing as indicated above, all persons having an interest or concern will be afforded an opportunity to be heard in support of or in opposition to said special exception permit from the requirements of the City of Tiffin Zoning
