In Plat Book 38 at Page 223, in the records of the Johnson County, Iowa, Recorder,there appears a Retracement Plat of Survey, dated February 4, 1998, filed March 6, 1998, referred to herein as the “Retracement”. 2. The Retracement indicates that a portion of Railroad Street was vacated by the City of Tiffin, Iowa. 3. It is my understanding that the area previously platted as Railroad Street directly south of Lot 15, Summerhays First Addition, as shown on Retracement, was vacated by the City of Tiffin, Iowa, but it is my understanding that vacation proceedings cannot be located in the records of the Johnson County, Iowa, Recorder. 4. That portion of the platted Railroad Street, locally described as 101 Summerhays Street, Tiffin, Iowa 52340, and legally described as: Commencing at the Southwest corner of Lot 15 in Summerhays First Addition to the town of Tiffin, Iowa, according to the recorded Plat thereof, thence East 95 feet, more or less, to the Southeast corner of said lot; thence South 60 feet; thence West 95 feet to a point directly South of the point of beginning; thence North 60 feet to the place of beginning; being a part of Railroad Street in the town of Tiffin, Iowa, which has heretofore been vacated, is referred to herein as the “Real Estate.” 5.
