CITY OF TIFFIN ORDINANCE NO. 2023-503 AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF TIFFIN, IOWA, TO REZONE 3287 IRELAND AVENUE NW (TIFFIN WEST) FROM R-1E to C-2B, AND FROM R-1E TO M-1, WITH REZONING AGREEMENT, IN THE CITY OF TIFFIN, IOWA, JOHNSON COUNTY, IOWA, AND AS LEGALLY DESCRIBED HEREIN BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA: Section 1. Purpose. The purpose of this ordinance is to amend the official zoning map of the City of Tiffin, Iowa, concerning 3287 Ireland Avenue NW (Tiffin Heights West) Tiffin, Johnson County, Iowa, attached hereto and incorporated herein. Section 2. Amendment. The following legally described property: DESCRIPTION – ZONING PARCEL R-1E TO C-2B Commencing at NE Corner of SE 1/4 of NW 1/4 of Section 33, T80N, R7W of the Fifth Principal Meridian, Johnson County Iowa; Thence along the North Line of the SE 1/4 of NW 1/4 of said Section 33, North 89° 21’ 56” West, 75.23 feet to the West Right-of-Way line of Ireland Avenue said point being the POINT OF BEGINNING; Thence South 00° 21’ 12” East, 893.12 feet; Thence; Thence South 66° 52’ 57” West, 230.99 feet; Thence North 00° 21’ 12” West, 1046.07 feet; Thence South 89° 21’ 56” East, 310.05 feet to the POINT OF BEGINNING. Said C2-B Zoning Parcel contains 6.94± Acres, and is subject to easements and restrictions of record. Said M-1 Zoning Parcel contains 26.44± Acres, and is subject to easements and restrictions of record. shall be changed from zoning classification R-1E (Estate Family) to C-2B (Community Business District) and from R-1E (Estate Family) to M-1 (light Industrial) that the official zoning map of the City be amended to reflect the change described herein.
